Based in Charlotte, NC, Shoreline Capital (“Shoreline”) is a commercial real estate investment firm dedicated to delivering superior risk adjusted returns through the acquisition, asset management, and disposition of investment opportunities within growth markets across the Southeast. The team combines local market expertise and trusted relationships with institutional underwriting disciplines and operating experience to deliver exceptional results for investors.

Meet the Team
Ian’s extensive experience overseeing complex commercial real estate transactions from idea inception to business plan execution and ultimately disposition allows him, alongside his business partner Grayson Hawkins, to effectively lead all facets of Shoreline Capital’s investment process.
Prior to co-founding Shoreline Capital, Ian spent over eight years at Trinity Capital Advisors, most recently serving as Vice President where he directly oversaw and executed on the acquisition and development of over $1.0 billion of industrial and office investments totaling over 7.1 million square feet, and the disposition of 6.3 million square feet of assets totaling $1.3 billion.
Ian is an active volunteer with Heart Math Tutoring and previously served on the Board of Directors at Camp Debbie Lou, a camp for children with life threatening illnesses. Ian enjoys spending his free time in the outdoors hunting and fishing. A native of Charlotte, NC, Ian graduated from Clemson University with a BS in Financial Management.
Grayson co-leads Shoreline Capital and has wide ranging experience and expertise in real estate advisory, underwriting, financing, and complex deal structuring.
Prior to co-founding Shoreline Capital, Grayson Hawkins spent ten years with CBRE, most recently as a partner on the Carolinas Institutional Properties Team. Prior to joining CBRE's Charlotte office in 2017, Grayson was a member the CBRE's Debt & Structured Finance group in Atlanta, where he assisted in sourcing over $1.5 billion of capital in the Southeast across product types from a variety of international and local lenders. In Charlotte, Grayson focused on industrial, office, retail, medical and land sales in the Carolinas. Grayson’s total capital markets transaction experience is in excess of $6 billion.
Grayson volunteers as a member of the South End Board Committee and a member of the Wilmore Neighborhood Association Board. Grayson spends his free time staying active, playing golf and enjoying time with friends and family. A native of Raleigh, NC, Grayson graduated from the University of South Carolina with majors in Real Estate and Finance.
